Success story

Parcl

The closing platform that completes real estate files automatically.

July 18, 2026 · 4 min read · Warpshift

The problem

A residential closing is the same dozen facts, buyer, seller, address, price, dates, mortgage, retyped into dozens of forms, portals, and letters. Every retype risks a transposed digit or a misspelled name that must match title exactly, so clerks check everything twice. Files are not complicated. They are just repeated, and the repetition swallows entire workdays.

What we built

Parcl reads the incoming documents, the purchase agreement and the lender's instructions, and turns them into validated data at intake. A clerk confirms one summary screen, and that is the last time anyone types those facts. From there the file completes itself: lender forms fill in, the statement of adjustments computes, title and writ searches run, title insurance gets ordered, letters and ledgers generate, and documents go out for e-signature. All from one workspace, with an audit trail of every step.

The results

  • Used every day by closing teams.
  • Hours of typing per file replaced by minutes of review.
  • Forms that can never disagree with each other, because they pull from one source of truth.
  • No more juggling registry, lender, insurer, and e-sign portals.

The clerk's job stops being data entry with legal characteristics, and becomes review with time to think.

Parcl is live at parcl.ca. The same approach, documents in, finished paperwork out, works in any business buried in forms. The audit is free, and the savings math takes one meeting.
